THE release of land for thousands of homes across western Sydney continues at a rapid rate, with housing approval figures at their highest in almost 11 years.
Since 2011, 100,000 homes have been built in western Sydney, with land rezoning for 49,000.
On Richmond Road at Marsden Park alone, land is being cleared to make way for the 2000-home, 178-hectare Elara development, with 48 lots sold last Saturday to pre-qualified buyers.
More than 100 lots have been sold at the 700-home Greenway development, also on Richmond Road at Marsden Park, which will be home to IKEA, Bunnings, Masters and Costco once complete.
"There's a massive housing boom occurring and the unlocking of up to 6600 new housing lots at three sites will boost supply and make homes more affordable," Premier Mike Baird said.
Next week's state budget will increase the first-home buyers grant threshhold for new homes to $750,000.
Sites being rezoned or released:
■Marsden Park North: Release of land for up to 4000 homes close to the new Cudgegong Road station being constructed as part of the North West Rail Link. Land has also been reserved for a future Marsden Park station as part of the North West Rail Link.
■Ashlar: Rezoning of a disused golf course between Blacktown and Marayong train stations for up to 1200 new homes. The rezoning includes a requirement for the developer to improve local roads and intersections.
■Greenway: 700-home development on Richmond Road, Marsden Park, on the opposite side to Sydney Business Park. Lots are for sale with more than 110 already sold.
■Elara: 2000 homes across the 178-hectare site on Richmond Road, Marsden Park. Proposed plans for parks, playing fields, a neighbourhood shopping centre and community facilities and a public primary school.First land release.
