A man was dead inside his Glebe unit for up to four weeks and was only discovered by a real estate agent who was chasing unpaid rent.
Had Scott Clements not been behind in his rent, his body may have gone undetected for a lot longer.
Blues Point Real Estate manager Merilyn Richards found the body of Mr Clements inside the University Hall building on the corner of Glebe Point Road and Broadway about 3pm on Tuesday.
Homicide detectives are assisting Leichhardt police to investigate but it is not believed his death was suspicious.
"He hadn't paid his rent and termination was up," Ms Richards said.
'I'd left messages on his phone and he had not returned any calls."
Ms Richards said Mr Clements, a courier driver, had been living on level three of the block for about three years and always paid his rent on time.
She has discovered three bodies in her 30-year career in real estate.
"This does happen when we are chasing arrears," she said.
"He hadn't responded to the termination notice and it ran out on the 10th of October. We have been heavily ringing him and then, yesterday, we were allowed to go into the apartment.
"It is sad and most unfortunate."
University Hall's building manager Dorian Franco spoke to Mr Clements each day when he took his bins down to be emptied.
Mr Franco described him as a quiet person who lived by himself.
He had recently suffered some sort of illness which prevented him from working for the courier company that employed him.
"I know him because I installed his internet connection a long time ago. He used to come and chat a little bit with me I think because he wanted to talk to someone."
He had been trying to get in touch with him for the past two weeks because he had parked his white Holden station wagon over another resident's spot.
Inside the car was a high-visibility jacket, two surfboards, a torch and a steel suitcase.
A woman who recently moved into the building said she noticed a strong smell last week.
"I was smoking on the balcony last Friday or Thursday and I [told my friend], 'It doesn't smell good. It's horrible, something doesn't smell right'."
Residents living in the building were a mixture of international students, owner-occupiers and working tenants.
Police are waiting for the results of a post mortem examination to find out how Mr Clements died.
